People are talking about how real estate market is shifting.... So, I did a simple research to see if I can find any clue.....

In Berkeley, the numbers of sales in 2017 and 2018 were exactly the same: 652!!!  Overall the value is appreciating, though 2018 needed more time to sell houses.

I checked the trend of Jan & Feb in 2018 vs 2019.  Now this is interesting.  More houses were sold and the sold price is D E C L I N I N G in both average and median.  Furthermore, it took a lot longer to get into contracts.

This is telling something.  The market is always moving around but it is moving toward a favor of buyers now.
