Happy New Year!





Do you set your 2016 Resolution?

Mines are:
1. Eat and live healthy.  My family will eat more veggies, that will be kinder to our body and the earth.

2. Play more music.  I like to show you a wonderful orchestra of Montera Middle School in Oakland where my son plays the viola!  Yes, middle schoolers go through lots of emotional and physical changes and it is sometimes difficult for them to deal with.  But music always helps.  I encourage your kids to play music.



3. Be happier!

Thinking of Buying Home in Oakland? オークランドでマイホームをとお考えですか?



Are you thinking of buying home in Oakland?  Here are some things you may want to consider:

1. Find a local realtor.  Unless you know the city well, your best bet is learning from people who know and live the city.

2. Take a walk.  Everyone has different opinions.  It's great to gather them from people you know but at the same time get feel by walking around, visit stores and restaurants, and talk to people who live the area you are interested in.

3. Have options.  Do not focus on only one area you are interested in.  There are similar neighborhoods since Oakland is a big city!  Check various areas simultaneously.

4. Think future.  Oakland is rapidly changing.  Many high tech companies are moving there.  That will for sure change its landscape.  Whether it's good or bad,  it's up to you to decide.  :)

5. Zen mind. Do not get frustrated!  It may take for a while to find your home.  But you will, if you are patient and hopefully listen to your realtor.  Most realtors work really hard to find a best possible home for you.

Finally, if you are going to make an offer....
6. Check past data.    It's really wasting your time to check current list price since it does NOT tell any thing!   Check the historical data , say the sale price of similar properties in the neighborhood you are interested in for the last three months.  You will be surprised how far you may need to overbid in order to win a property.

X'mas Lights in East Bay



12月も半ばになりますと、街中がクリスマスの飾り付けでとても賑やかになります。 小さなお子さんがいらっしゃる方は、オークランド動物園に訪れるのも良いかも?私も子供たちが小さい頃は行きましたが。来月の3日までやっているようです。クリスマスとクリスマスイブはお休みです。

あとは、ジャックロンドンに大きなクルスマスツリーがあります。エミリビル(at Bay Street)にも大きなツリーがありますから、ショッピング、映画鑑賞のあとにゆっくり散歩というのも良いかもしれませんね。今年もあとわずか。どんな年でしたか? そして、来年はどんな年になるのでしょうか?

The real estate market slows down at this time of the year. In November, 41 properties changed ownership in Berkeley, that's 20% less than the same month last year. The median sold price is only about 7% higher than the asking price, which indicates less competition.
Sellers listing properties this time of the year tend to have compelling reasons to sell and it may work favorably for buyers. Buyers who are tired of competing against other buyers may find a nice break from the competition at this time of year and finally find their dream house.

なかなか、ジャックロンドンのロフトが売りに出されず、お待ちのバイヤーさんがたくさんいらっしゃるのですが、今日は現在売りに出されている、かっこいいロフトを紹介してみましょう。

この物件、リスト価格ちょっと低いのでは?と、懸念されます。ボローカーツアーで拝見してきましたが、とっても素敵。私も欲しい!広々していて、最高です。

ロケーションもとっても良いですね。








2.  247 4th St 1bed/1bath over 1,300sq ft for $699.000
この物件は、売りに出されてしばらく経っていますが、売れていないので、うーん、リスト価格ちょっと高かったのでしょうか? 少し、価格のねごができるのでは?

Berkeley Real Estate Sales Report - October, 2015

ハローウィンも無事終わり、アメリカもホリデーシーズンに突入です。バークレー不動産、まだまだ伸びています。リスト価格より、平均13%上乗せで、取引が行われています。
去年の10月と比べ、価格は約、9%上昇しています。

去年は69軒の売却が行われましたが、今年は54軒。契約の方は去年は23日かかっておりますが、今年は17日です。まだまだ、不動産活発なようです。

Halloween is over and we are heading to Holiday Seasons! The Berkeley real estate market continues to be competitive and properties were sold an average of 13% higher than their asking price, though it went down from the September number. The average sold price was $92K higher than last year, and Berkeley home values have appreciated about 9% in one year.

54 properties changed ownership this October, compared to 69 last October. Average Days on Market this October is 17 days, compared to 23 last October.
