The reason is simple! We have more inventory than ever! In any given day, the number of homes for sale in Berkeley was between 35 and 60 for a long time.
But since early this month, the number got a lot bigger! At this moment there are 86 residential listings (single detached, condos, townhouse, etc.,) that are actively listed. At one time in a week ago, it hit 100! This is rare.
Though you may still need to compete, you are not competing against 10 or more offers! It's a lot easier. You sometimes see the listing agent is telling the list price is a transparent price, meaning that the seller will be okay and accept the offer as long as you write an offer on or above the figure.
How nice!

で、今がチャンスかも？！
と言いますのも、１０月に入り、かなりの数の在庫が発生。大抵、３５−６０軒くらいの在庫があれば、まあ良し、というのが、バークレーだったんですが、今現在で、８６軒。ここ１週間ほど前は、なんと１００軒ありました。
これは、すごいことです。
もちろん、多少の競争は、人気のある物件にオファーを出す場合は、致し方ございませんが、本当に出しやすくなりました。戦略が立てやすい。
ローンの利子、まだ、そんなに上がってませんから、今が、チャンスです。
もちろん、経験のあるローカルな不動産エージェント＝私（すみません、宣伝です。）にオファーを書いて頂くと、より、オファーが通る！
