Albany Real Estate Market - Slowing Down?!

As of September 25,  there are eight active listings in Albany.  It is very little but not so bad in Albany.

Among eight listings, three had price reduction.   Six were listed over 30 days ago.  This suggests me that more listings need a price adjustment.

9月25日現在のアルバニーの不動産状況です。現在、8軒の不動産が売りに出されています。その中で、3軒がすでにリスト価格を下げています。

8件のうち、2軒はまだ売りに出されて、2週間以内ですが、6軒は30日以上。となると、まだまだ、価格調整が必要かと思われます。

Take a look at graph below. Both average and median price sold were lower than those of asking. In addition, average days on market are becoming really long: 22 days for sold properties, and 36 for currently pending properties.

This suggests the market be slowing down. But it may be simply the results of not having enough high-end, move-in ready listings.

あと、下記のグラフを見ればわかりやすいと思いますが、売却価格がリスト価格より低くなってきています。、あた、契約になるまでの期間も長くなってきています。このトレンドが続くようであれば、これはマーケットトレンドがシフトしているということになるでしょう。

Oakland Real Estate Market - NOT shifting

Here is the trend in the Oakland real estate.  Oakland stays strong.  Though median home price in August was lower than that of July this year,  it was up since last August.

Oakland is one of the hottest real estate market in the US now. 

オークランドの不動産マーケットはどうでしょうか? 

バークレーで見られたトレンドは、まだ、オークランドには反映されていないようです。昨年と比べると、まだまだ上昇中です。

Berkeley Real Estate Market - Trend changing?!

The San Francisco and Silicon Valley real estate markets are calming down and they are seeing the decline in price as a matter of fact.

How about in East Bay?

Let's check the trend in Berkeley real estate market.  I checked all the trends from January this year.  Up to June 2016, median and average price for sold properties were higher this year compared to that of last year.

In July, the median price got a bit lower than that of last year.

Then check out the graphs below: Both average and median price of sold properties were lower than last year.

Are you looking for home in Berkeley?  Do you see less buyers when you visit an open house?

Of course, there are always houses for sale that are priced low to attract more buyers and hence getting multiple offers.  But there are houses sitting in the market for a while and that need to reduce asking price, too.  It's quite  a change.

 さてさて、秋も本番。セーターとブーツの季節がやってきましたが、いかがお過ごしでしょうか?

最近、 サンフランシスコ、シリコンバレーでは、少し、不動産の値が落ちてきました。あんなに上がったんだから、当然。なんて思う方もたくさんいると思うのですが。

では、イーストベイはどうでしょうか?今日はまず、バークレーを見てみましょう。

6月頃から、少しずつ、上昇がゆっくりとしてきたのですが、8月になって、去年の価格より、下がっています。これは、すごいことです。

まだまだ、人気のある物件はリスト価格よりすごい上がり方をしますが、平均をとると、去年の価格より下がっています。

買い時でしょうか?

Berkeley School Finder

For parents or soon to be parents who want to move to the area where their kids may be able to attend to their desired schools, here is some information about the city of Berkeley.

アメリカの公立学校は地域によりかなり良し悪しがあるようです。もちろん、何を選考するかは、ご家族によって異なりますが、バークレー市の大まかな情報を書いておきます。

First, you go to their website:

まずは、バークレー市の公立学校のウェブサイトはこちら。

Next, you want to find out which elementary school your child can attend.  Here is what the site says:

What elementary school is my student going to attend?
Elementary schools are divided into three attendance zones:
Northwest Zone: Berkeley Arts Magnet, Jefferson, Rosa Parks and Thousand Oaks
Central Zone: Berkeley Arts Magnet, Cragmont, Malcolm X, Oxford and Washington
Southeast Zone: Emerson, John Muir, LeConte (grades 1-5) and Malcolm X
District-wide: LeConte Two Way Immersion Elementary School (open to incoming kindergarten students from all Berkeley attendance zones)
Your child will be assigned to an elementary school in his/her attendance zone or LeConte Elementary Two Way Immersion.

バークレーの学校区は北西、中央、南東の3つのゾーンに分けられており、その中に、何校
か属しています。ゾーンの中で希望の学校を選び、アプリケーションを出します。

East Bay Broker Tour

Yesterday was a broker tour in Berkeley and beyond....

I found many great properties.... The fall selling season has begun.

今日の不動産ブローカーツアーは久々にヒット。なかなか、グーな物件が沢山あり、秋の売買季節の到来を感じました。

下記の物件、お気に入り度の高いものから、あげてみました。

1. 622 Creston Rd Berkeley - $1,495,000

This is super nice!  Great flow. Beautiful kitchen.  Huge studio with a kitchen and a bath.  Nice backyard.  I bet this goes over $2M!

すごく素敵なおうちです。台所、リビング、ダイニングととてもスムースに動きやすい。また、離れも一軒家のように美しい!$2Mは行くと思います。






2. 1022 Creston Rd Berkeley -- $1,430,000

Another property on Creston Rd.  The Creeston Road is one above Grizzly Peak Blvd.  Though it's high up, the street is relatively wide and flat.  Easy to stroll and I love up there! 

The house has great views and ample space.  

またまた、クレストン通りにある物件です。眺めが良いですね。裏庭はないのですが、前庭はまあまあ使えますね。 素敵です。

 


3. 7315 Gladys Ave El Cerrito  --- $895,000

This is a great property.  The picture doesn't show you how great it is unfortunately.  Well planned deck that you can access from three different interiors.  Great kitchen. Huge mastersuite.   I definitely can live there!  :) Or shall I say I want to live there, pleeeease! 

この物件、見学してみないと良さがわからない。写真では良さが100%引き出せていないよう。すごく素敵です。デッキをうまくそれぞれの部屋が囲んでおり、とっても良い感じです。住みたいなーって思いました。

Sizzling Oakland Real Estate Market

オークランドの不動産、ここしばらく、ずっと上昇中ですが。。。。

少し、内容を取り出してみますと、
まず、ここ1年の間で、オークランドのお家は最も価値が上がったそうな。

The East Bay city had California’s highest annual appreciation of home values and the biggest rent growth of the 50 largest U.S. cities as of June, according to data compiled by Zillow.

で、ベイエイアの中で一番、ホットな市場であり、

“Oakland is the hottest residential real estate market in the Bay Area,” said Kenneth Rosen, chairman of the Fisher Center for Real Estate and Urban Economics at the University of California, Berkeley. “It’s still expensive, but it’s more affordable” than San Francisco.

 去年の6月と比べ、16%も価値が上がったようで、それは、カリフォルニア州の中で、最大の上がりようで、なんと、レンタルも15%上がったそうでそう。

ちなみに我が家、オークランドにありますが、今年、リファイナンスをすると、なんと、Zestimateよりも15%ほど高く査定され、びっくり仰天。

Oakland home values soared 16 percent in June from a year earlier to a median $616,300, the biggest gain of California’s major cities, according to Zillow. The median monthly rent jumped 15 percent, the most in the U.S., to $2,846 in the same period.

Berkeley Real Estate Market Report - August 2016


Good morning!  Here is a quick Berkeley Real Estate Market Report in August 2016.  65 properties were sold this August, compared to 48 in August last year.  As of September 1st, there were only 33 active listings and 49 pending.  The inventory level was super low!

Though many properties were sold way higher than their list price, ten buyers were able to purchase Berkeley homes under list price!! This is a big change.  Is the market shifting?  It may be....
